Here's how Hugh & McKinnon's Residential leasing division works:


·        Please be aware we are NOT a tenant placement agency. Hugh & McKinnon property managers work on behalf of our owners to match the right applicant with the right property from our available listings. We do not look for property on behalf of our applicants outside of our existing inventory.

·        Please view our website to see all of our current listings. 

·        If you see a property that you are interested in, please fill out our property viewing request form in full, as this is required before a viewing can occur. 

·        Once we have your viewing request form, our property managers will contact you regarding the properties you have noted on the form. 

Information for Owners

We offer two types of contracts; one is for leasing and full management of the property, the other service is restricted to leasing the property, with the Owners managing the property themselves. Securing a suitable, creditworthy Tenant is one of the most important functions we undertake. Due to the volume of work we do in this area, we have a constant supply of applicants seeking rental accommodation. When setting up a contract with Hugh & McKinnon, please fill out our Owner Information Form which provides us with pertinent details about your property. Once we have found you a suitable tenant, you may sign up for automatic deposits into your bank account by completing our Owner Direct Deposit Form.

Leasing Services

We have an ongoing advertisement program with several newspapers.
  • All properties are advertised over the internet with photos.
  • We have a 24 hour rental telephone line.
  • Each prospective Tenant must complete a detailed rental application, where they are warned that we will be inspecting the house in the first couple of months of the new tenancy. For this reason grow operators are not likely to lease our houses.
    • Reference are contacted.
    • A written credit check is obtained
    • Have the Tenant sign a Residential Tenancy Agreement.
    • Complete a "Property Condition Inspection Report" form to be signed by the Tenant at time of Move-In
    • Photos are taken of the property at the time of Move-In and saved to file.

Full Management Services

Our full management services cover all of the leasing requirements listed above with the addition of the following services:
  • To provide 24 hour, 7 day a week, on call status for emergencies.
  • Conduct inspections of the property for additional nominal fee, commencing at two months after move-in.
  • Provide the Owner with maintenance recommendations.
  • Co-ordinate normal repairs and maintenance.
  • Complete a "Property Condition Inspection Report" form to be signed by the Tenant at time of Move-Out.
  • Each property is different and each of our clients has individual goals for their investments. With the growing concern of marijuana grow operations Hugh & McKinnon Realty Ltd. works hard to ensure your property is protected.
  • Collect rents in accordance with the Tenancy Agreement, and deposit funds into a designated Trust Account.
    • Pay all invoices and obligations of the Owner as approved.
    • Remit 25% of gross monthly rent to Revenue Canada as withholding tax for non- resident property owners.
    • Electronically deposit funds monthly directly to Owners bank account
    • Provide Owners with a detailed monthly Operating Statement
