Looking for a rental property?

 

Here's how Hugh & McKinnon's Residential leasing division works:

 

·        Please be aware we are NOT a tenant placement agency. Hugh & McKinnon property managers work on behalf of our owners to match the right applicant with the right property from our available listings. We do not look for property on behalf of our applicants outside of our existing inventory.

·        Please view our website to see all of our current listings. Our properties are categorized by property type: Condo, Townhome, Suite/Duplex and Single Family Homes.

·        If you see a property that you are interested in, please fill out our tenant application form in full, as this is required before a viewing can occur. On the application, note the ID# of the property you would like to view. If the form is not completed in full or no ID# is listed, you will NOT be contacted by a property manager.

·        Once we have your completed Tenant Application Form, our property managers will contact you regarding the properties you have noted on the bottom of the first page. So be sure to note ID# in the "What properties on website do you want to view" section of the application form. Forms can be returned via email to rentals@hughmckinnon.com or faxed to 604-536-7295.

·        The property manager will then contact you about viewing the properties.

The Applicant must:

·         Complete the application in FULL

·         Have an excellent rental payment history

·         Keep their current home in excellent condition

·         Be co-operative with his/her current landlord

·         Have an adequate "Beacon score" (grade) on their credit history

·         Have a history of making payments on time and have not used up all available credit

·         Have an adequate reference of their employment

International Applicants will also require:

·         Letters of employment and reference from the current landlord

·         Must be able to view the property before lease agreement is signed. We do not rent sight  unseen.

Pet Policy

·         Pets will be permitted when specified

·         Pet deposit of 50% required

·         Each case will be decided individually

Smoking Policy

·         No smoking is permitted in or on any of our rental properties

·         No exceptions, this is grounds for eviction

Hugh & McKinnon Realty Ltd. does NOT charge application and processing fees, as per clause 15 of the Residential Tenancy Act.

 

Tenant Obligations Under The Residential Tenancy Act

A tenant must maintain reasonable health, cleanliness and sanitary standards throughout the rental unit and the other residential property to which the tenant has access.

 

A tenant of a rental unit must repair damage to the rental unit or common areas that is caused by the actions or neglect of the tenant or a person permitted on the residential property by the tenant.
